Applicants must fill out the prescribed application form (FORM A), available at all KINFRA parks. A detailed project report must also be prepared, highlighting the following:

• Raw materials
• Process flow diagram
• End product
• Proposed investment
• Employment potential

The application should be accompanied by a processing fee of Rs. 10,000 + 18% GST (Total: Rs. 11,800).

Only non-polluting industries and units falling under all categories notified by the Kerala State Pollution Control Board are permitted.

• Land: Lease period is 60 years.
• Standard Design Factory (SDF): Lease period is 10 years.

• Land: Lessees wishing to renew their lease must provide notice of their intention to renew at least six months before the lease expires. Renewal requests are considered on a case-to-case basis, provided there are no outstanding dues.
• SDF: Renewal is possible after the initial 10-year lease period, with a maximum renewal period of up to 30 years. Renewal requires payment of the rent prevailing at the time of renewal.

The unit must be operational within a maximum time limit of 24 months.

• Earnest Money Deposit (EMD): 10% of the total land value will be forfeited.
• If the allottee requests cancellation within 90 days of EMD remittance, only a proportionate amount will be forfeited, and the balance will be refunded.

• Yes, a rent-free cooling period is provided during the construction phase for SDF allotments. Details on the duration and terms can be obtained directly from KINFRA.
